Sealcoat’s are typically bituminous based products or acrylics. The sealcoat is in a liquid formulation of one of the above emulsions, mixed with water, silica sand, polymer additives, and other proprietary fillers and solids. These products can be applied by brush, spray or squeegee.
Sealcoating or pavement sealing involves applying a thin, liquid layer of asphalt emulsion over the surface of asphalt pavement, used to extend its life. The sealcoat forms a protective barrier between the pavement and destructive elements such as UV rays, water, and chemicals like oil and gasoline.
One of the key factors in asphalt's deterioration is oxidation, which occurs when UV rays penetrate the surface. Over time, this process hardens the asphalt, making it brittle and more prone to cracking. Sealcoating acts like sunscreen, blocking out UV rays and slowing down oxidation.
Water is another enemy of asphalt. Without protection, water can seep into small cracks, freeze, and expand, causing more significant damage. Sealcoating helps fill small surface cracks, preventing water from penetrating the asphalt and leading to potholes.
Key benefits of sealcoating:
To summarize, sealcoating every two to three years will extend the life of your asphalt pavement for minimal cost. When applied appropriately and at the right time, sealcoating prevents oxidation, sealcoating stops weather damage, and sealcoating beautifies pavement.
1. Preparation
2. Driveway repair
3. Application
4. Restriping
5. Cleanup
Depending on the product and your weather conditions, this typically ranges from 24 to 48 hours. Block off the driveway to prevent use until it has fully dried.
Note: While sealcoating can benefit your pavement in many ways, it’s important to understand that it is not a structural improvement. Sealcoating your pavement is like painting your house: it protects and improves appearance but provides no structural benefit.
